Commercial property manager

We are looking for a Property Commercial Manager to join us in our mission and support the UK business and practises to improve working environments, improve compliance and profitability. You rsquo;ll have the opportunity to lead within the Property team with its commercial facets with regards to FM and construction, ultimately looking to improve visibility, insight and control of Property related costs and performance. As well as analyse quotes from our third-party suppliers to ensure compliance to procured rates and market norms and contributing to the evolution of the Property team in driving better processes and ways of working. In return, you will benefit from: * Hybrid working environment in a dog-friendly office * 5 weeks holiday, plus bank holidays * Your birthday as a paid day off each year * Cycle to work scheme * Discounted staff pet care * Company pension * EAP and supportive well-being programmes * Single Private Healthcare * Family-Friendly policies Day to day responsibilities include: * Proactively manage 1,224 trading and non-trading properties * Deliver growth for IVC through Property activity. * Work with Property Programme manager to monitor invoicing issues for capital projects, liaising with Group Capex Manager, Project Accounts Team and Genpact * Produce outstanding invoice reports to help identify any lsquo;stuck rsquo; spend relating to capital projects. * Reviewing weekly Facilities Management jobs and Repairs Maintenance monthly spend to identify any potential capital spend. * Support FBPs in producing indicative appraisals for growth projects. * Review monthly capital spend for maintenance and growth programmes, adding additional context to commentary where applicable. * Review monthly results vs budget, analysing any material variances ndash; looking for incorrect or stand out charges and querying with Genpact or the relevant Property colleague. Ideally you will have the following experience: * A property professional with significant property experience * Ability to balance property decisions with wider business goals and objectives * Ability to work cross functionally and focus on own team goals and supporting wider teams * Ability to build a strong collaborative culture * Ability to translate business and prortfolio strategies into property decisions * Ability to communicate externally with senior leaders to enhance and protect IVC. * Excellent leadership skills with the ability to engage and develop others to achieve strategic objectives. * Ability to effectively communicate with and influence key stakeholders to ensure buy in to investment and divestment plans. * Broad market knowledge and customer understanding * Ideally would have experience in all the facets of commercial management within property in a clinical environment.
