Asset manager

I am working with a housing association based in Colchester who are recruiting an Asset Manager to oversee housing improvement contracts, manage daily operations, conduct inspections, and handle budget management. The role involves surveying buildings, identifying housing defects, and managing individual building projects and programmes. The ideal candidate will ensure compliance with regulations and deliver projects on time and within budget. A candidate who has come from a clerk of works / surveyor / someone who has managed contracts are encouraged to apply. This role is ideal for a seasoned professional with a background in construction project management and building pathology. It suits someone who is highly organised, possesses strong communication skills, and can effectively lead and motivate a team. The candidate should be adept at handling budget management and have a keen eye for detail in inspecting and certifying works. **Key Responsibilities** - Oversee council housing improvement and construction contracts, ensuring timely and compliant completion. - Manage and administer project works, providing work programmes, valuations, and budget forecasts. - Handle tenant and leaseholder alteration requests, conducting inspections and liaising with relevant teams. - Produce work schedules, procure works, and complete contract documentation as per legislation. - Monitor contractor performance, addressing issues, and producing regular progress reports. **Benefits** - Salary from GBP38,000 - GBP41,000 and excellent pension scheme. - Flexible working arrangements **Essential Requirements** - Awareness of Health and Safety legislation relevant to the post. - Understanding of Equality and Diversity policies and a commitment to their promotion. - Higher level of general education with numeracy and literacy. - HNC/HND or equivalent in Building or Construction-related subject (Desireable) - Working knowledge of building pathology, project management, and asset management databases.
