Property Manager - Hertford Salary: GBP25,000 - GBP30,000 5 Day week Monday to Friday 9am - 6pm Saturdays on a rota basis with a day off in the week. Our client is seeking a Property Manager to work within their busy office. The ideal candidate will have excellent customer service skills and telephone manner, be well presented, highly organised and flexible in their working approach. Previous experience in a similar position with some housing benefit experience would be preferred. You will be working in a team of 3 managing a portfolio of around 350 properties between you. *Recommend a friend* - Do you know someone looking for a position? Responsibilities will include: * Dealing with maintenance issues reported by tenants. * Liaising with landlords and contractors * Checking and approving invoices for contractor payments * Carry out property inspections and complete reports. * Ensuring the property is in order for new tenancies, if managed. * Completing the end of tenancy procedure and booking check outs. * Proposing dilapidation compensation on the landlord rsquo;s behalf and negotiating, if required. * Submitting deposit disputes to the DPS, if required. * Ensure deposit returns are compliant with DPS guidelines. * Issuing notice to quits, if required by landlords. * Ensuring the properties are compliant (Gas safety, electrical safety, etc). * Informing utility providers of new tenant details and dealing with landlord void bills. * Undertaking any general administration tasks that may be required. Requirements: * Must be presentable, punctual and articulate. * Excellent Organisation skills * Great attention to detail * Computer literate * Detailed knowledge using Vebra Alto. * ARLA qualification Advantageous. * A demonstrated experience in the lettings industry. * Experience with maintenance, inspections, renewals, and accounts.
